Syndication Overview

The core of our list once, syndicate everywhere functionality. Syndication allows you to get your listing onto the various marketplaces with the least amount of effort.

How Does Syndication Work?

The larger paid portals have an API (Application Programming Interface) which we are given access to, to 'push' your listings to them, however some of the free-to-use portals use our API to 'pull' listings from your site and display the listings on their portal. This entails large amounts of data being moved from our servers to theirs, 24-7-365. Other free-to-list portals still make use of a file that contains branch, agent and listing data, Prop Data generates these files and the portal collects the files on a schedule and process the files, this normally happens once a day.

As a company you would need to indicate to Prop Data as to which of the 'free' portals you wish to syndicate your listings to, due to data privacy regulations we will not, by default add your company or listings to any of the free portals without your approval. If you wish to feed to any of the free portals please get in-touch with your Prop Data account manager.

Our listings add/edit form is designed in such a way that the fields and images needed for a listing to be created on an external portal are all available for you to complete so that no issues occur when the listings are 'pushed' to the paid portals or 'pulled' from us by the free portals. These fields account for many of the required fields that you will be familiar with when using Prop Data Manage.

Using a portals API or a portal using Prop Data's API enables additional syndication options, the inflow of leads and statistics (listing views etc.) into your Manage application from the portals, the ability to track the listing while it syndicates and then knowing if there is an issue with the listing.

Listing Portal Score

Prop Data Manage indicates which fields on the listing add/edit forms are quality fields. Quality fields include, Rates, Levies, Land Size, Floor Size, Publishing the listings location among others.

Very NB* Prop Data has no influence on how a listing is placed, in terms of quality score/ranking on P24 and Private Property, each portal assesses the listing as it is 'pushed' to them and their internal scoring system will place the listing. Likewise Prop Data has no influence in-terms of getting listings unblocked or as mentioned below in generating portal reference numbers.

What Factors Constitute a Quality Listing?

We know that getting your listing to the top of the first or second page on the portals, organically (without having paid to feature your listing) is the goal. Below we outline a few factors that can help you achieve this, please remember that each portal evaluates each listing and then decides where the listing should place, the below is a guide only, good quality listings attract more attention, this is something we all know.

Images

16 to 30 unique, HD quality images. Size to a maximum of 1920x1080 resolution.

Only upload images that are in a landscape orientation.

Add captions.

Quality Fields

Where you have all the listings particulars, make sure that you add these. See above...

Marketing Heading

A short (less than 100 character) heading, capture your buyer/tenants attention. Marketing headings are only supported by your Prop Data website and P24.

Avoid the use of MAKING ALL WORDS CAPITALS and excessive !!!, this is checked and will be moderated by the portals.

Listing Description

Make sure your descriptions are unique across all of your published properties.

Ensure your description is free of grammar and spelling mistakes.

A well written description will describe the property as a whole, the lifestyle the property offers, what each room offers, the entertainment potential, the outdoor facilities, storage, garaging/parking and why a new owner should purchase/rent the property.

Never add contact information into your listing description.

Features and Amenities

Prop Data Manage allows you to select features and amenities that P24 and Private Property support.

Videos (YouTube and Matterport/Eyespy360)

Add a video to your listing, ensure the video is of a high standard.

Videos must be added to your own agencies YouTube channel, do not link to an external marketing agencies YouTube channel.

Virtual walkthrough videos such as Matterport and Eyespy360 can be added to your listings.

P24 supports videos from YouTube, Matterport and Eyespy360, Private Property supports videos from YouTube and Matterport.

Very NB* No other types of virtual walkthroughs (from providers other than Matterport or Eyespy360) are accepted. Check your media providers walkthrough format before commissioning them.

Displaying Your Listings Address

Displaying your listings address constitutes a large percentage of your listings score as assigned by the portal. Many agents/agencies opt to not display address information, the options to display address information within Prop Data Manage are not set to 'On' by default.

Adding the exact address and also identifying the listing on the Google map (pin) provided when adding/editing listings is crucial to receive this score boost.

Listings that have their address details published to the portals rank higher for longer.

For P24, specify that you want to Publish Street Address as well as selecting the Publish Mapped Address.

Portal Policies and Moderation

While Prop Data is a vendor to Property24 and Private Property, the terms and conditions for these portals as well as their listing moderation policies remain in place. Issues with listings being blocked, or being assigned the same portal reference number are out of our control as these actions are taken after the listing has been pushed to the portal. Please familiarise yourself with P24's and Private Properties listing policies, knowing how best to add your listings to suit their requirements will save you lots of frustration down the line.

A common issue, particularly for those listing multiple units that are essentially the same in a block of flats for example is that all of your listings, even though unit numbers and pricing may be different are lumped into a single reference on P24. P24 make special mention of their image requirements in their listing policy document. Extract below:

Please note that the following is not allowed:
Using the same property information and images with slightly different addresses.
Changing the main image of the listing and using identical images for the remainder of the images. More than 50% of gallery images must be unique.
Using photographs of brochures as images.
Using finishes to properties, such as tiles, kitchen fittings or flooring, to create a different listing for a different price.
